
NRAS is a government initiative to create affordable housing financed by property investors. The reasoning behind the NRAS scheme is to offer tax free incentives to investors who build and rent out approved homes at a charge that is less than 20 percent of the market rate, to Australians on either a low or moderate income. Via this scheme the Australian government hopes to reduce the affordable rental housing deficit. This is a good option for potential investors as this a government backed incentive but there are specific and rigorous guidelines to be eligible for these incentives. Investors who invest in the NRAS housing scheme will profit from the yearly NRAS incentives, good rental returns plus capital gains. The main differentiating characteristic of NRAS housing properties from other established residential property investments is that the NRAS property incentives provides greater cash returns to investors rather than receiving the market value. Unfortunately NRAS does only encourage larger scale investors and hence individual small scale investors are not entitled to the NRAS property incentives.
